这个我老有发言权，ｃｉｔｉ出了个坏报表，爆出次贷危机，citi股票一个hair cut，我老当了股东．这个其实是小事。然后整个mortgage secondary market挂了，银行反应很快，几乎一夜间立马所有银行都不做Jumbo loan了，少数几家还做的rate其高无比，当时线还在417Ｋ。也就是说，就算你想买房子，银行当时最多借你４１７Ｋ．霎那间烂区600Ｋ，700Ｋ的房子就没有buyer了，借不下loan。开始出现大量foreclosure，很多当年借出Equity的就把房子还给银行了，后来传言两房要到，银行的conforming loan也大涨。交易更稀少。恶性循环。直到人民政府出手，一个是发明个High balance conforming的东西，提高loan limit to 729K，二是全力营救两房，让他们继续买ｌｏａｎ．三是大家都知道的，降FED rate，把LIBOR弄下来了，就算ARM到期了，利率不涨反跌。
